We need to sign a rental agreement

My wife and I currently live on the west coast of the US. We are in our late 50's and are planning an early retirement in Portugal. We visited about 18 months ago and enjoyed the rich culture, the history, the helpful people and fresh seafood!! We are planning to arrive in November and are currently looking for a 1 year rental. We need to sign the rental agreement in July as air VFS appointment is in early August. Areas that are of interest to us are the nearby towns of Lisbon, perhaps going as far as an hour north. Our wish list is a T2, 2 bathrooms, a/c, 140 sq mts, lift. We are open to any suggestions and suitable offers.

The area of up to an hour from Lisbon probably contains more then 30% of the Portuguese population so it may be easier to define your search to a more specific area(s).  The two big real estate websites are   OXL  and Idealista   which will give you an idea of what is available in which area and prices  BUT do not take any of the listings as 100% true.  Also sometimes agents/landlords do not reply to overseas emails nor return overseas phone calls thus making it necessary for you to visit them in person to get any progress. if you are going to rent somewhere then going to the agent in person with the required NIF, bank account, ID etc to sign the paperwork is also required. In Portugal finding and securing a long term rental is difficult, if you read through this forum you'll find others who also have this issue.    In tourist parts of the Algarve area this seems to be less of a problem as there is a large holiday rental market but tends not to be longer term rental.
