Have you tried Idealista?  That's how we found our rental property.  I will suggest that it's really, really important to either view the property yourself or have a rental agent look at it for you.  I created a ranked  list of about 12-15 properties, and a couple of our top picks turned out to be very unappealing in person.  We ended up falling in love with our 7th or 8th pick.  A lot of what eliminated our top picks was the surrounding area, and that's very difficult to tell without a visit.

We did hire someone to help.  While I ended up doing most of the work picking and ranking candidates on Idealista, he was incredibly helpful getting the contract sorted out and negotiating with the owners.  Ping me for a PM if you want his name, I think it's against the forum rules to post it.  It wasn't cheap, but I think he's excellent and I trust him to do good work.  I think he's based in Lisbon (or nearby) and he will do visits and live video walkthroughs, I believe.  We didn't take advantage of that because we visited in person, but he was great in setting everything up and making sure the rental was registered properly, which is required for some (all?) visas.

Hi and Welcome,

Like he/she says ^  try searching on Idealista PT also  OXL PT and Flatio PT.  Your area    area surrounding Lisbon    is a bit vague given over 25% of the Portuguese population live in Lisbon area and any online search for rentals will bring up thousands of results so you may need to select a smaller area for searching.    It also does help if you (or someone acting for you) are available to actively view places, the rental agents/owners usually get a lot of people asking and they won't take you seriously unless you/your agent are available for viewing, also they'll want details of your NIF, Passport and Portuguese bank account and you/your agent need to sign paperwork, hand over deposit etc.   If you send emails via the sites listings you may only get automated responses as the agents/owners get inquiries from abroad which they often ignore.  You may find it easier to come over here initially using Hotel or similar and look for places in person.   If you read further on this forum you'll find this is a reoccurring topic.

Hello there! Thanks for your response and advice. I had Remax & Century 21 agents that my Lisbon Lawyer introduced but, the response was poor. Then l found another Remax agent via Idealista who worked with me until my lawyer noticed some inconsistent in the ad and the contract. A few days later the landlord cancelled the contract and just said family issue. After about another 2 days she contacted the real estate lady and told her she had issues registering the place but now she is registered and now rent is up by € 200 and all of a sudden she tells me there is a doorman 24/7 and she will install AC. I felt bamboozled and l told my real estate lady that trust had been broken and I will not trust to sign the Contract. So, l am back to zero  She knew it was for D7 visa but l would have been okay with telling her situation from the get go  So, either the real estate agents are not doing a thorough inspection of their clients and knowing if they are registered or not. Especially when you mention it's for a visa application
