Municipal/Council rates

Only speaking from my experience with owning property in Australia. Revaluations of properties was done every 2/3 years and obviously increases their revenue as council rates never go down.


Here we purchased a property 7 years ago and the rates were around P 4K and still the same today. They are well aware we have made major improvements with extensions and fencing permits being issued,,,, never an inspection in 18 months since issue. Ben recently paid the rates to the municipal and P 4,200.

While I don't complain about the cost I complain about the rubbish collection that requires multiple calls to get any thing collected.

We have mentioned several times to the Municipal and Barangay about this and suggested to put the fees up to help fund the supposed weekly pick up, no sir very few even pays the 20 pesos per month and those that do complain as you do....... we can't help, needs a big shake up. welcome to 3rd world living.


What is interesting is they spend pesos (the government) to clean the rubbish off the beaches and roads,,,,, I think they call it "Tupad" and I just read that the Marcos admin is seeking a further 13 billion pesos to fund this...... a bit like work for the dole, seems to work as our beaches and roads are clean lol but still no garbage collection.

I purchased a house and lot 14 years ago for 4.5 Million in Tacloban City, Leyte. Taxes we're 9,500 the first year and still the same now.  New homes being built and sold about the same value as mine the taxes are 40,000 per year.

When we first moved in 5 years ago (old owner here while he built for 2 years) there was a weekly garbage collection,,,,, sometimes slipped to 2 weeks. When Covid hit that all stopped so we asked the Barangay capitan and he told us where to dump it ourselves and we did that for near 3 years until the local Barangay ladies came to tell us (posted about this before that that drop of point is closed and they are resuming weekly garbage collection "but you need to call us to arrange pick up" told them that won't work,,,,,, no matter the amount of calls the rubbish piles up and after 6 weeks Ben gave them a mouthful and next day a motor bike with a side car turns up, then they wanted snacks and a tip as well as rope to tie the load down, told them to sort it out themselves.

2 weeks on nada.


Yes Larry what's a garbage collection. was all good when we could simply drop it off at the recycle station but now not even the Barangay capitan will tell us where it is these days.

In Manila we simply dropped it down the chute and hoped the wheelie bin was 8 floors down and not being emptied.

Here original purchase under P6M and rates 4K, we have to date spent another 6+M and the rates are the same yet the property value Is P 30+M according to the agents and the mayors and Governer offers because it's beachfront but the Municipal seem not to see the forest for the trees.


Not selling and others can benefit after my passing and in the mean time will continue to pay our meagre rates.

@bigpearl I was showing you some of my sarcasm when I said what's garbage collection. We don't have it at all in this baranguy. Everyone just burns everything. Which sucks. But not much we can do about it. One of the things I hate "adapting" too.

Appreciate the sarcasm Larry and wasn't lost on me, I agree to a point but education beats pigs. when I first went to Bens Barangay 12 years ago I was met with crap everywhere, the rivers and creeks, the roads but many years on things have changed, now nothing in the rivers/creeks and little crap on the roads, poor Barangay but slowly taking pride in where they live, funny as they have 2 regular garbage collections every week, here a fight to get one. Interesting why they don't simply raise the rates to accommodate the residents.

We have two houses with lots. The one in VALENCIA was purchased for 6m 6 years ago and tax is 14 even after 2m improvement. Valencia is a sort of high ticket place with lots of nice houses and mostly European foreigners. I really have not met many Americans here. Our other house in SIQUIJOR was inherited and I have no price for it. The tax assessor charges us 20k which I suspect means about 12m market value. It is a large house. In both cases the tax on the lots are very low. It is ok in the houses. From what I am seeing, the tax 'rates' where we live are a bit higher than other people here are paying. The SIQUIJOR property was re-assessed last year and went way up from 14k to 20k and complaining was of no avail. SIQUIJOR is becoming a tourist have which is increasing the property values and in my humble opinion that sucks for long time residents.
