Real estate rental agent in Belo Horizonte

Greetings! I am new here, and am looking for a real estate rental agent in Belo Horizonte.  My fiance is in Belo Horizonte and I am planning on moving to the area near year end.  I am looking for a rental ASAP as I am coming next month for 2 months and would like my fiance to stay there while I come back to the US and finish liquidating.  I know long term rental requires a fiador and usually a long term lease.  I do not have my fiador yet (application to be submitted) and my fiance does not qualify

I rented my place with no cpf or anything  .  agent was nice and got owners approval! I of course now have everything plus good brazilian credit after 2 years so its  possible but harder    maybe look at airbnb monthly  !  a few years ago airbnb was dirt cheap per month here in rio … i would check that out

Just did a quick search and found 68 airbnb in BH for leas than 400usd a month  !  probably a better idea anyway before being stuck to a contract before you know the city and areas

You can also do a seach by your search engine using the entry...."flats belo horizonte"


Flats feature more flexible rental terms, and they might do away with the  need for a co-signer. 


If you need to secure a term lease, I would inquire upon leases that allow you to post a bond ( Titulo de Capitalizacao ). The bond is redeemable. While there is no cap on the bond ( usually 4-6 months up front ), you can collect that sunk money plus earned interest at the end of the term lease.



Only to verify if the broker's license is in good standing...

And move onto here through the "Para a Sociedade" > "Consulta de Corretores e Imobiliarias"



The first field is either Profissional  or Pessoa Juridica.  It means you can select by broker or real estate agency.


You may skip "Numero de Registro", only use it if you need to make sure that broker is in good standing.


Then "Cidade" being your town of choice.  All entries with cancelado mean, cancelled licenses ( either expired or revoked )


Now the CRECI does screen ads that have no Broker ID numbers posted to either correct the lack of compliance ( a warning ) to imposing fines ( for non lincensed brokers )


Cancelado means, cancelled license.  You do not want those.


You can also go directly towards landlords, but given there is a lease contract, and in most cases the rental brokerage fee is borne by the landlord, it is pointless not to use a broker.

To check against the integrity of a Real Estate Agency plug the name of the agency against


Reclameaqui dot com dot br.   Get your Google Translator and watch for repeating patterns.   


Brazilians complain about everything, so you have to field complaints with a grain of salt. 


Also, on the bargain side, Walkup apartments ( above store fronts ), if maintained in decent shape, might be a better option, if you do not need a car and can climb upstairs.  You save a boat load on condo charges. And sometimes, your landlord operates a business downstairs.   You might be able to do a tenancy at will contract.

So you want to part your money with a souless grifter corporation, contribute to rent hikes that prevent locals from renting at a level they can afford. 


A typical lease term in Brazil lasts 30 months, and you can leave the lease at the 13th month without penalty.


And then, there are flats, mostly in urban areas, where terms are flexible by design.

And private homes, are "Aluguel de Temporada". Temporary Housing.  No need for AirBnB.
