I don't think that sounds very unreasonable if it includes all preparation and finishing and the materials and VAT.

Think of it more like cost/m2 for comparison.   

If you have access outside, don't forget the front door and  the window frames.

Professional painters make a fantastic job of painting and filling in. 

We had quite a bit of tidying up done here 4 years ago and it cost 200K and involved 3 people for about 4 days. So your offer seems just a regular amount.

I seriously underestimated the prices of painting in Hungary then.
I suppose the demand is driving the prices up.
In my case, the apartment is not so big at all and only basic work is needed, just to freshen up the place, so more than EUR 1000 to me still sounds like too much, considering the monthly rental fee will only be 140.000 ft. It is an investment that will take too long to pay off unfortunately.
It's one thing to have a perfect painting job for one's home and pay through the nose, but another thing to do it for tenants (none of whom are tidy and careful). Unfortunately.

The days of Hungary being cheap are long gone.  Some things are cheaper but not everything.   Painters have to eat and put shoes on their kids feet the same as the rest of us. 

I don't think it's just demand, it's price of everything is going up.   The VAT is terrible.  And of course, many people pay cash so that's 30% "saved" straight away.   Of course there's no complaining if no VAT is paid.   You could just tidy up some parts of it and not bother with the rest of it.     

I did read about this painting business. Some landlords - esp. Germany/Austria - want the tenants to paint the place before they leave.  Well, in my mind, you get what you pay or don't pay for - tenants will slap the paint on randomly just to get out of there. 

Personally I'd rather pay EUR 1000 and get someone to do it properly.  And if I was a tenant, I'd rather the owner kept the deposit money and sort it out themselves.   Less hassle.

Quality of apartment = quality of tenants you'll find. The nicer the apartment, obviously the more you'll be able to charge, but more importantly, you'll get to pick from more serious and less problematic tenants that won't break things (if they do, they'll pay for it), never be late with the rent, never cause issues with neighbors, be more patient when something breaks and you have to get it fixed...

Given the apartment's location and proximity to Semmelweis University, I'd target german students. They're willing to pay more than the average hungarian, will rent the apartment even for the summer months. But you'd have to spend a few mil to fix up and furnish that apartment to attract them...

His quote was lower by almost 1/2 compared to the first quote I got (which I think was overpriced).
He is very meticulous, responsive, willing to take on additional repair chores not related strictly to paining, he keeps me posted by sending photos, is very helpful, punctual and his English is very good.
He's also very pleasant and nice to talk to.
The work is almost finished and the apartment is looking great already.

Yes, the quoted price included both work and materials, and I got that in writing too, as a printed and signed document specifying works and materials, which he brought on day 1.
The final price will be higher, but simply because I kept adding other chores to use to the max. the fact that Zsolt can do stuff.
He's also very interested not only in paintwork, but also home renovation and decoration, and he's planning to branch to those areas too.
I'm really happy with the work he's done so I'm more than happy to put in a good word for him, like this, so do consider hiring Zsolt if you ever need these types of works.
