Looking for buying a house in sofia
Hi please if somebody can help me I am going to live definaitly in sofia with my children 21 and 16 years and I don't want to buy a expensive house it could be also 20 min far away from sofia.where can I find a serious agent or agency to buying without any risk??

Ok going to be frank with you but with that budget you will not find anything as 20 minutes out of Sofia houses are €250,000 plus plus in your price range you will be looking 45 minutes plus of Sofia in any direction.
Just for example 2 bed flat near business park(mlados 4) a you are looking at €150.000

Not an easy task but possible. Especially if a bit more distance is added.
Also you'll need to have some renovation budget, For this amount it is definately not going to be a brand new house, but will have a decent yard.
It is always a good idea to spend some time in Bulgaria and take a look aroud, search the surrounding villages. Spring is a the best time for this - April/May/June - perfect climate!!!
Hi Kristian thanks for your interest but I have already contacted some agencies but it is impossible they are not professional and try again and again I think i have to leave this idea😡for exemple bulgarian properties and others are full of properties on sale from € 10000 and obviously I know with small amount I can not find a perfect house but this is just a small investment nothing else.I had called but they are not interested to work with small budget and this is sad.
Change the agency. If the agencies that you have contacted so far can't do the job - find another one. If they don't want to do it - again the same procedure. That is exactly why I wrote that coming to Bulgaria for a short trip is a good idea.
By the way, some real estate agencies will deliberately list low priced properties, that actually do not exist or are not at this price just to lure in and persuade you for a higher priced buy.

Hi everybody. Looking to buy an apartment around Sofia. If I come to an agreement with a seller, do I need someone else apart from a Notary Office? Do they speak English? Anybody have experience in buying a property in Bulgaria? Any recommendations!! Thanks in advance!
I have just completed on a house near Pleven and I needed an interpreter with me at the Notary office. I think that there is a list of Notaries on the UK. gov website that might be helpful to you. Mine was arranged through my estate agent.

ok, thanks. Where did you find an interpreter? Did you choose someone you met and spoke English well? Or does it need to be an official interpreter? I probably won't work with a real estate agent.
My agent found me an interpreter although the agent spoke good English so I assume that the interpreter had knowledge of the law also.

You don't need anybody else apart from the current owner and the notary. If you do not speak the language, the notary will ask you to bring an interpreter. That's all.
What you actually need i s a person to check the property prior going to the notary. Checking is done against any possible debts, mortgages, ownership issues, etc. This is the important part of the job.

In other words I'm happy to pay a fee for an interpreter with a knowladge of these things, as long as it is affoerdable. What would be a common fee for this kind of service? And where to look for it?

Interpreter is just there to translate the deed which the notary is obligated to read out loud at the signing if the deal. He can do nothing else.
If you want someone to check the property for you its better to have a lawyer, an real estate agent or someone who you trust so you can be sure that the property is clean from mortgages, debts or prohibitions for sell. Its better that the certificate of these circumstances to be obtained at the day of the deal. It's not obligatory to present it to the notary its just for your protection.
Another good thing to do is to have a lawyer or notary you trust for drafting of the deed. If you just go to random notary only with the seller you may have problems in the future. Some notaries are well known for the mistakes they made in the deeds they draft that can cause you problems in the future.

Normally all the checks are done by the real estate agency that consults the sale process. They should have a lawyer too, who will check the property against most of the risks,
Of course you can hire an additional consultant to do this on your side.
The public notary also performs some checks .... though limited. So finding a trustworthy notary is important too.
I'm highly recomending to hire a legal adviser for the qurrent deal.
Through my experience of buying a property in Sofia almost a year and a half ago now, I found out that it can be very risky to just put your trust in the realestate agent and a notary.
A good lawyer also checks if any other person, such as a spouse, can have a claim to the property, even if their name is not on the deed.
I was very fortunate to have a good lawyer and realestate agent because they found several issues with the property, which may have caused problems down the line, but worked through them and the deal went through without a hitch.
