House rental options 12 months or less?

I apologise if this seems a stupid question, but:

I have been looking at rental options for houses in District 1 for a while now, and it seems most only have an option for a 12 month lease... I'm looking for a 5 Bed 5 Bath house, so rental would be around $2500 USD per month...

While I am happy with the 12 month lease, I would be running my business from the premises, and as it is a new "idea/concept",  it would be prefered to test out this premises for say 3 months, to make sure it is the right property for the business model.

My delema is, if the business doesn't kick off to expectations, I'd like to be able to move premises, rather than be stuck paying huge rental for a year.

My question is, do you think it is possible to lease a large house for 3 months, with an option for prehaps a few years, if things go well? Have you heard of a situation like this?

Sounds very risky. VN landlords treat deposits as their own money. If you take a 12 month contract and break it after three months,, bye bye deposit.

I was successful last week in breaking a one year lease.  This was on a 20,000,000/month house.  They had a 40,000,000 deposit.  I actually got out of it based on the loud karaoke place 1oo meters away.  First the landlord replaced the window and sliding door to the balcony in the master bedroom with new double pane windows and doors.  When that didn't fix it we asked to break the lease.  I did lose 10,000,000 to the agent to re-rent the place but got back 30,000,000.  This was after only three months in the house so I was OK with that.

Having a good reason helps,but ending the lease because the business is not working out is a different kettle of fish.
