Exactly, the first step you have to make: find yourself a friend (just friend or someone) you can trust to show you around. Make it as objectively as possible for your sakes.
Try to visit and feel how it is here.  You can learn your options first hand while enjoying a vacation.  Then you can make an appropriate decision towards a comfortable and happy retirement here. 
Please remember that there is no such thing as a perfect place to retire. A place has meaning only when you are with someone you would want to be with to spend this next chapter of your life.

I go to the Quezon City area every year for a few months. The reason I go is due to the friendly and helpful people. Most women are very attractive. The resorts like Boracay and Baguio are reasonably priced. You have to remember it's a third world country, and things don't usually move as fast or smoothly as in the US. Patience, which I don't always have, is needed. Please tell me about where you have gone in the Philippines and your experience there. Good luck, po.

I live in Legazpi City for the last year and a half.Been married to a local girl,till she passed away.in 2010 You be able to get a reasonable place to live in.for 10-12 thousand  peso a month,The property market here,is very depressed.There is a small expat community here.If you have any questions,i be happy to be a help.

Condo's are definitely the way to go. Yes they can be expensive for what you get but not if you look around. I bought a condo in Lapu Lapu city recently for about 1550000 php...3 br, 63 sq m and it is a very quiet area. I liked it so much that I bought 3 more...1 each side and 1 above. I wanted control over future neighbours...any excess noise of the kind discussed here and they will be asked to leave. It is easy to put a noise clause in the lease even though it is also in a requirement from the condo corp deed also.

nobody ever mentions "irrevocable deed of conveyance" when i was researching to come here that was my plan to "own" basically a filipino buys the land for you and immediatly signs it over to you. it returns to the state upon your death unless you sell it to your wife or kids for a dollar. it allows you to build or whatever you like during your lifetime just like you "own it".

in Astorga (20 minutes drive from Davao) we rented a house with 3 bdr,2 bathrms, large garden kitchen not atached to the house,2 minutes slow walking from the beach ,also there was in the garden a party corner and a car park and 4 mango trees.
price 6000 peso a month .but supermarkets and so were closest in Davao .
now we live in Mati city Davao Orienta;were we rent a 1 bedroom 1 bathroom house (build 1 yr before we moved in ) again 6000 peso a month .
reason we moved here we have 3supermarkets ,the wetmarket the bus terminal, hospital ,ATM,police station and barangay al within 10 minutes or less walking distance
Mati is a smal provincial town with very nice beaches and ressorts (see you tube ,blue bles ressort or Dahikan beach).
we live her now 4 yrs ,have only pinoy neighbors ,after sundown it becomes very quit here ,ocasionaly some dog barks but not all the time and not for long periods of time ,partys are rare as all have jobs and sleep at night.we love it here and have good relations with the local comunity and ppl living around us .
i wood never rent or buy a condo ,not my style,foreigners can NOT own land .my wife owns land 4200sq/mtr were we plan to build our house far away in the province and 2 times 1 hectare of plantation land were we let family members use it .
we realise how lucky we are and what a good life we have.
before setteling get boots on the ground and have a good recon of the aria were ya wanna settle before renting.
