Jacaranda in Balaclava: good place to live?

Hello everyone,

I’m considering buying a house in the new Jacaranda development in Balaclava (northwest Mauritius) and would really appreciate some local insights.

How is the area in general (beaches, surroundings, access to shops and services)?

What is the climate and wind like on the northwest coast compared to the east coast?

Are there any pros or cons I should be aware of before making a decision (maintenance, traffic, crowds, etc.)?

I’m not looking for promotion, just honest experiences from people who know the area.

I’m also from Balaclava and would highly recommend it. Jacaranda is just a 2-minute walk from the beach, located next to some of the island’s top 5-star hotels, and the beach is usually quiet and uncrowded.


Weather-wise, it's sunny around 320 days a year. Even when there’s heavy rain at the Arsenal entrance of Balaclava, it’s often still dry in Balaclava itself—about 95% of the time.


As for traffic, peak hours in the morning and afternoon can be challenging, but outside those times, it’s generally smooth.


No issues with utilities throughout the year.


The only downside is that you’ll definitely need a car, as there are no shops nearby—though personally, I see that as a plus, since it keeps the area peaceful and serene.

I've read a lot and seen a few offers, but this property fascinates me.

The peace and quiet, the possibility of holiday rentals, etc., and simply the houses themselves.
